In order to support our rapid growth we are seeking to hire an experienced Maintenance Manager.
Position Summary
Our new Maintenance Manager will be playing a key role in ensuring the seamless operations at our fully renovated resort in Crete, Rocrita Lifestyle Beach Resort, which is located in the charming area of Mochlos, Crete. Our hotel is a haven for travelers seeking a refined and inspirational stay with their loved ones, and will be opening its doors for the season 2025.
The MA Manager will be responsible for supervising and developing the Maintenance Team, and providing high quality services. This is a great opportunity for someone who aspires to develop her/himself and become part of an innovative and vibrant team of hospitality professionals who aim high!
The Maintenance Manager is responsible for ensuring the efficient operation and maintenance of all physical assets within the hotel. This role requires a combination of technical expertise, leadership skills, and the ability to manage resources effectively. The key responsibilities of this position are the general administration of the Maintenance Department, including proper maintenance and repair of all buildings, fixtures, fittings, and equipment as technical improvements, preventive maintenance and utilities consumption control. The post holder provides a professional, advisory and executive support service to the General Manager to assist in meeting the strategic goals of the establishment.
Main Responsibilities & Accountabilities
Leadership Activities
- Recruit, train, and supervise a team of maintenance staff, including technicians, electricians, plumbers, and HVAC specialists
- Preparing work schedules and annual leave schedules within budget, business expectations and guidelines of the appropriate industrial legislation
- Attending daily morning briefing
- Conducting daily briefing and distributes work assignments
- Conducting monthly departmental meetings to keep MA staff informed and to seek feedback
- Preparing and attending to profit and loss and variance analysis for departmental financial performance
- Leading meetings and analyzing performance and ways to improve performance
- Participating in Corporate Social Responsible activities
- Conducting training for Maintenance and other departments
Troubleshooting and Response
- Planning, designing and implementing minor projects, to improve efficiency or reduce other operating and maintenance costs
- Defining project and equipment specifications, estimating costs
- Maintaining the upkeep, rehabilitation, and maintenance of the entire hotel facility including the physical building structure mechanical, electrical, HVAC systems, and related equipment
- Troubleshooting and repairing failed pieces of equipment - minor fixes
- Supervising and ensuring the installation of new equipment, based on company's policies and standards
- Ensuring the availability and functionality of all equipment
- Planning and implementing a preventive maintenance system to try and achieve zero defects for all equipment in the hotel
Maintenance and Performance Improvement
- Overseeing the maintenance tasks, work orders and special projects ensuring proper completion
- Preparing, scheduling, coordinating and monitoring engineering projects
- Monitoring utility consumption and suggesting improvement actions
- Developing and implementing pro-active equipment maintenance and upgrade schedule
- Monitoring and ensuring compliance to applicable codes, practices, QA/QC policies and performance standards and obtaining relevant certificates
- Reviewing engineering deliverables and initiating appropriate corrective actions
- Developing, implementing and managing energy conservation programs for the property to minimize expenses
Department Operation
- Controlling and monitoring availability of Maintenance services to other departments as and when required and periodic Facilities Inspections and Checklists for Guests and Public areas
- Manage an organized inventory of spare parts, tools, and equipment, ensuring that supplies are readily available for maintenance tasks
- Negotiating, signing and verifying maintenance contracts and invoices
- Calling and liaising with contractors & consultants regarding exact requirements
- Ensuring that maintenance and repairs subcontracted out, are executed in accordance with agreed contracts terms and fees or charges
- Implement cost control measures without compromising service quality
- Completing and updating annually Standards and Procedures for Maintenance
- Driving the Maintenance quality assurance program
Requirements
- A bachelor's degree in Engineering, Facilities Management, Mechanical Engineering, Electrical Engineering, or a related field
- A minimum of 5-7 years of relevant experience in maintenance management, particularly in roles overseeing a maintenance team and hotel facility operations
- Prior experience in maintaining and troubleshooting mechanical, electrical, HVAC systems, and building structures, as well as knowledge of project management and preventive maintenance
- Strong leadership, supervisory, analytical, and project management skills
- Knowledge of local, regional, provincial and federal laws and regulations
- Proficiency in Microsoft Office Suite for data analysis and reporting
- A strong technical background with knowledge of mechanical, electrical, HVAC systems, and building structures is essential for overseeing maintenance and troubleshooting issues
- The ability to lead and manage a team of maintenance staff, set expectations, provide guidance, and ensure the team's efficiency
- Display emotional maturity and sensitivity in dealing with others
- Proficiency in managing resources effectively, including inventory control and budget management
- Strong problem-solving skills for troubleshooting equipment failures and finding solutions for minor fixes
- Competency in planning, scheduling, coordinating, and monitoring engineering projects to ensure they are completed successfully
- Experience with budgetary processes; cost control/revenue maximization
- The ability to monitor utility consumption and suggest improvement actions to minimize costs
- Ensuring compliance with applicable codes, practices, quality assurance and quality control (QA/QC) policies, and performance standards. Obtaining relevant certificates and approvals as needed
- A strong commitment to maintaining a safe working environment for the maintenance team and ensuring a number of days without accidents
- Clear communication skills for interacting with the maintenance team, other hotel departments, and external contractors
- Knowledge in CAD design software (AutoCAD)
- Knowledge in facilities management software and computer-aided maintenance management systems (CMMS)
